What Can You Buy in Dubai With 2 Million? Villas and Townhouses at AED 2M, 5M and 10M

What can you buy in Dubai with 2 million dirhams? In the listings reviewed on 20 October 2026, mostly a three- or four-bedroom townhouse in an outlying family community, not a detached villa. At AED 5 million the same search showed larger plots, upgraded layouts and more established communities. At AED 10 million it showed four- and five-bedroom detached villas and large townhouses, though not automatically beachfront or brand new.

The answer moves a long way with five variables: location, property type, size, condition and whether the home is ready or off-plan. A ready townhouse in a gated community, an off-plan resale in the same community and a villa nearer the centre can all be described as a home for AED 2 million. They are very different purchases.

The examples below come from Property Finder and Bayut searches capped at AED 2 million, 5 million and 10 million and sorted from the highest price down. Every price is an asking price, not a sale price, and every example is a snapshot rather than a market average. Where a portal gave one “area” figure without saying whether it was built-up or plot area, the text says so.

Quick budget comparison

Budget Realistic property type Bedrooms seen Communities worth considering Main compromise
AED 2M Townhouse (attached or single-row). No detached villa found at or below the cap. 3 typical for ready homes; 4 mostly off-plan DAMAC Hills 2, Dubai South (Expo Golf Villas), Town Square (smaller units) Outlying location and compact plots; some off-plan or tenanted units
AED 5M Townhouses and semi-detached or detached villas 3 to 4 The Springs, Arabian Ranches and Reem (Mira), Mudon, Dubai Hills Estate, DAMAC Hills, Nad Al Sheba Still three or four bedrooms in much of the sample; trade plot, newness and location against each other
AED 10M Detached villas and large townhouses 4 to 5 Tilal Al Ghaf, Jumeirah Golf Estates, Al Barari, Al Furjan West, Dubai Hills Estate (Sidra), Arabian Ranches 2, Umm Suqeim Many top results are off-plan; coastal locations are the exception, and some large homes sit on small plots

What AED 2 million buys: a townhouse, usually in an outlying community

Almost every result near the AED 2 million cap was a townhouse, or an attached or single-row unit sold as a villa. No genuinely detached villa at or below AED 2 million turned up in the sample, so this section is about townhouses. Property Finder showed 1,155 townhouses and 281 villas up to the cap on 20 October, but Bayut’s villa filter returned DAMAC Hills 2 units that are attached or single-row, so treat the “villa” label with care. DAMAC Hills 2 dominated the first pages on both portals; Dubai South, Dubailand and Town Square appeared less often.

Listings worth a closer look

  • Ready, three-bedroom, DAMAC Hills 2 (Centaury): Property Finder 125160857 asks AED 2,000,000 for a vacant, unfurnished townhouse. The portal shows 1,882 sq ft without saying whether that is built-up or plot area, and a service charge of AED 4.29 per sq ft. It was marked “Listed 2 months ago”.
  • Ready, furnished, DAMAC Hills 2 (Pacifica): Bayut 15827527 asks AED 2,000,000 for a three-bedroom corner unit described as fully furnished and upgraded, with 2,188 sq ft built-up on a 1,918 sq ft plot. Bayut shows it as added on 14 July 2026.
  • Ready, tenanted, Dubai South (Expo Golf Villas): Bayut 16901732 asks AED 2,000,000 for a three-bedroom townhouse with 1,751 sq ft built-up on a 1,402 sq ft plot. It is tenanted and unfurnished, and was added on 19 October 2026.
  • Off-plan resale, four-bedroom, DAMAC Hills 2 (Violet 1): Property Finder 154627704 asks AED 2,000,000, with 1,844 sq ft shown as a single area figure. It was marked “Listed 15 days ago”.

Who it suits, and the trade-offs

A ready three-bedroom townhouse suits a family that wants a gated, amenity-led community and accepts a longer commute. Plots in the examples recorded were compact, roughly 850 to 1,900 sq ft, so outdoor space is a garden or terrace rather than the private plot larger villas offer.

Four-bedroom layouts did appear at the cap, but mostly as off-plan resales or primary sales. There the asking price is only part of the story: ask what has already been paid to the developer, which instalments remain and when handover is due. The payment plan, not a headline “starting from” or deposit figure, shows the real commitment; Veer & Sant’s guide on how to buy off-plan property in Dubai covers the process. Some ready units are tenanted, which matters if you want to move in.

Town Square is worth a look for smaller options. The only townhouse found there under the cap was a two-bedroom, Bayut 16849004, at AED 1,550,000. Its title says off-plan while its detail table says ready, so confirm the status before relying on it. Veer & Sant’s Town Square community guide is a useful starting point.

What AED 5 million buys: more plot and more choice of community

At the AED 5 million cap the sample widened from one dominant community to six or more: The Springs, Arabian Ranches and Reem (Mira), Mudon, Dubai Hills Estate, DAMAC Hills and Nad Al Sheba. Typical stock was a three- or four-bedroom townhouse or semi-detached villa. In the examples recorded, plots ran from roughly 2,200 to 3,600 sq ft and built-up areas from roughly 2,400 to 3,000 sq ft, against plots of roughly 850 to 1,900 sq ft at AED 2 million.

There were also more park, lake and greenbelt positions, and more brand-new or extended homes. Many asking prices sit at exactly AED 5,000,000 or AED 4,950,000. That reflects the cap used to sort the results, not a community average.

Listings worth a closer look

  • Arabian Ranches, Al Reem 2: Bayut 16685056 asks AED 4,950,000 for a three-bedroom villa with 2,411 sq ft built-up on a 3,463 sq ft plot. It is ready and unfurnished, and was added on 30 September 2026.
  • Reem, Mira Oasis 2: Bayut 16699447 asks AED 5,000,000 for a four-bedroom townhouse with a 3,627 sq ft plot and 2,818 sq ft built-up. The card describes it as extended, upgraded and vacant on transfer.
  • Dubai Hills Estate, Maple 1: Property Finder 160078646 asks AED 5,000,000 for a four-bedroom townhouse with a 2,167 sq ft plot and 2,406 sq ft built-up, backing a greenbelt. It was marked “Listed 4 days ago”.
  • Mudon, Al Ranim 7: Bayut 16241606 asks AED 4,950,000 for a four-bedroom villa with a 3,246 sq ft plot and about 3,005 sq ft built-up, near a greenbelt. The same property appears on Property Finder, marked “Listed 2 months ago”.

Who it suits, and the trade-offs

This band suits families who want a bigger plot, a more established setting or a newer build than AED 2 million allows. The main trade-off is that AED 5 million still buys three or four bedrooms in much of the sample, so a larger household may have to choose between plot size, newness and location.

Portals can also disagree. Mudon Al Ranim 6 (Bayut 16590574) was described as ready on Bayut but as an off-plan resale on Property Finder, and a Springs 3 villa (Bayut 16497787) showed different plot and built-up figures on its search card and its detail page. Ask the agent to evidence the status and areas before you commit time to a viewing.

What AED 10 million buys: detached villas and larger townhouses

At AED 10 million the sample changed character. Ready detached villas had four or five bedrooms, built-up areas of roughly 4,000 to 5,650 sq ft and plots of roughly 5,000 to 6,500 sq ft. Townhouses at AED 9.9 million and AED 9.95 million showed that the band also covers large attached homes. Beachfront was the exception: Umm Suqeim and Dubai Islands were the coastal locations in the sample, and most results were inland family or golf communities.

Roughly half of the top results were off-plan, including resale units in The Oasis, Dubai Islands, Sobha and The Valley. The listings below are ready examples, plus one off-plan resale to show how it is labelled.

Listings worth a closer look

  • Tilal Al Ghaf, Harmony 1: Bayut 16747100 asks AED 10,000,000 for a four-bedroom villa, furnished, with a private pool, on a 4,997 sq ft corner plot with 4,000 sq ft built-up. Bayut shows it as added on 5 October 2026.
  • Jumeirah Golf Estates, Redwood Park: Bayut 16780978 asks AED 9,950,000 for a four-bedroom townhouse with a golf view, 3,650 sq ft built-up on a 3,125 sq ft plot, unfurnished. It was added on 8 October 2026.
  • Al Barari, Ixora: Bayut 16837243 asks AED 9,900,000 for a four-bedroom front-row townhouse with a lagoon view and 4,749 sq ft built-up, but only a 1,940 sq ft plot. It was added on 13 October 2026.
  • Al Furjan West: Bayut 16656580 asks AED 10,000,000 for a five-bedroom custom-built villa with 5,638 sq ft built-up on a 6,517 sq ft plot, unfurnished. It was added on 28 September 2026.
  • Off-plan resale, The Oasis (Palmiera): Bayut 16911869 asks AED 10,000,000 for a four-bedroom villa, labelled off-plan resale with handover shown as Q4 2027, 6,262 sq ft built-up on an 8,363 sq ft plot. It was added on 19 October 2026.

Who it suits, and the trade-offs

This budget suits buyers who want a detached plot, a private pool or a golf or lagoon setting, and who are comfortable choosing between a ready home and an off-plan resale. It does not guarantee a large plot: the Al Barari townhouse above has more built-up space than the Tilal Al Ghaf villa on a much smaller plot. Compare built-up area and plot size separately.

The sample sat at the top of the band. Listings priced between roughly AED 8 million and AED 9.9 million were not sampled, so read these as examples, not the full range.

Villa or townhouse? Practical differences

The terms are not interchangeable, and the portals do not always use them consistently.

  • Privacy and shared walls: a townhouse shares at least one party wall; a detached villa shares none, and a semi-detached villa shares one. At lower budgets, sound and sightlines depend on whether you are a middle or end unit.
  • Plot and outdoor space: AED 2 million townhouse plots in the sample were roughly 850 to 1,900 sq ft; AED 10 million detached plots were roughly 5,000 to 6,500 sq ft. Outdoor space is the clearest dividing line.
  • Maintenance: you are responsible for the building and any private pool or garden, while community charges cover shared areas. One Property Finder listing showed AED 4.29 per sq ft; check the figure for each community.
  • Community facilities: many townhouse communities are master-planned with shared parks, pools and sports courts. Larger villas often add a golf, lagoon or lake setting, but facilities vary by community.
  • Lifestyle suitability: townhouses suit families who value amenities and a lower price per bedroom; detached villas suit those who want space, privacy or entertaining areas.

Purchase budget versus total budget

When buyers ask what can you buy in Dubai with 2 million, the asking price is only the start. A buyer with AED 2 million for the property needs more than that, while a buyer with AED 2 million in total has a lower property budget than the examples above. Bayut’s cost guide, updated on 19 October 2026, lists these buyer-side costs:

  • Dubai Land Department (DLD) transfer fee: 4% of the price, usually paid by the buyer. On AED 2 million that is AED 80,000; on AED 5 million, AED 200,000; on AED 10 million, AED 400,000.
  • Registration or trustee fee: AED 4,000 plus 5% VAT for properties of AED 500,000 and above.
  • Agent commission: about 2% plus 5% VAT, which can vary by agreement.
  • Mortgage-related costs, if you borrow: registration at 0.25% of the loan plus an administration fee of about AED 290, and a valuation fee of AED 2,500 to AED 3,500 plus VAT.
  • Ongoing costs: service charges, utilities and any maintenance.

Together the DLD fee and a typical commission come to roughly 6% of the price before fixed and mortgage fees. Confirm each fee with the relevant authority and your adviser, because who pays what can differ by transaction. Mortgage eligibility depends on the individual, so use a calculator for a rough payment and speak to a broker for a decision.

Veer & Sant lists a buying service, mortgages and finance support with a mortgage calculator, and conveyancing services. Behnia can point you to the right one for your purchase.

How to choose a shortlist

  • Recent comparable evidence: compare asking prices within the same cluster and note how long each listing has been live. Portal dates differ: Property Finder shows a relative label such as “Listed 15 days ago”, while Bayut shows an “Added on” date.
  • Layout and usable space: separate built-up area from plot size, and look at floor plans rather than bedroom counts alone.
  • Condition and renovation: ask what has been upgraded, what has not, and when. “Brand new”, “upgraded” and “extended” are descriptions, not verified facts.
  • Occupancy status: vacant, vacant on transfer or tenanted changes your move-in date and negotiating position.
  • Running costs: ask for the current service charge and any community fees, not just the purchase price.
  • Access and surroundings: check the commute, schools, and what backs the plot, such as a greenbelt, a road or another street.
  • Resale audience: consider who would buy your home later, which is influenced by layout, community
    and condition.

FAQ

What can you buy in Dubai with 2 million dirhams?

In the 20 October 2026 sample, mainly three- or four-bedroom townhouses in outlying family communities such as DAMAC Hills 2. Ready three-bedroom units were the norm, while four-bedroom homes were mostly off-plan.

Can you buy a detached villa for AED 2 million?

None was found at or below the cap in this sample. Bayut’s villa filter returned attached or single-row DAMAC Hills 2 units.

Is the asking price the total I will pay?

No. Bayut’s cost guide lists a 4% DLD transfer fee, a registration fee, agent commission of about 2% plus VAT and, with a mortgage, further fees. Service charges continue after purchase.

Is an off-plan price the same as the total price?

Not necessarily. A deposit, an instalment or a “starting from” figure is not the price of the home. For a resale, ask what has been paid, what remains and when handover is due.

Why do two portals show different sizes for the same home?

Portals show different fields, and some give one “area” figure without saying whether it is built-up or plot area. Examples in the sample showed card and detail-page figures that did not match, so verify against the documents.

How current is a listing date?

Property Finder shows relative labels such as “Listed 4 days ago”. Bayut’s detail page shows an “Added on” date, while a search-card date can mean the agent last visited the listing.

Is AED 10 million enough for a beachfront villa?

Not as a rule. Most of the AED 10 million sample was inland. Umm Suqeim and Dubai Islands were the coastal exceptions, and many Dubai Islands units were off-plan.
